Overview. Starting in 2017, Olmos Tower developed and began to implement a modernization plan to update both infrastructure and amenities.
Guiding Principle. Replace aging/near end-of-life components with quality products that not only last longer but also reduce support and maintenance costs.
Funding. To accomplish the plan, the Owners (48) overwhelmingly chose to fund these efforts through loans rather than Special Assessments. Over the past few years, Olmos Tower has implemented $2.0M worth of improvements through both the loan process and Monthly HOA fees with no Special Assessment. Because of improved efficiencies resulting from the capital projects, our monthly HOA rate ($1 per sf) continues to be the lowest among comparable luxury condominiums in the city.
Fee Collection Efficiencies. Recently OT converted from paper checks to 100% collection of monthly HOA fees ($103,000) and Utilities ($12,000) using ACH. Also, ongoing effort to upgrade back office IT and software for a more efficient and near paperless environment by May 2026.
Staff. Olmos Tower has four paid staff members: Building Manager, Housekeeping, and two Maintenance.
Board. Active six member Board. Variety of experience in Law, Security, Large Project Management, Large Scale Real Estate Development, Technology Director, CEOs, and Hospitality/Interior Design.
