Utility Adjustment (March 2024)
To simplify matters and to more effectively deal with any fluctuation in utility costs, we are changing the monthly utility payment process. The total prorated utility costs will be directly billed to you monthly, rather than a portion. As a result, you will see both an increase in the monthly utility bill and a decrease in your monthly HOA fees to offset. In the end, the new process will not change what you pay for utilities annually.
Note the three billing areas in the lower left box of the image: 1) ELECTRICITY, 2) HVAC (common area electric), and 3) GAS. All three fluctuate monthly depending on usage and rates.
1) ELECTRICITY is the amount of electricity that you use in your unit based on your unit's meter. How this is calculated will not change. 2) HVAC (common area electric), and 3) GAS currently (pre March 2024) make up for about 75% of the common area usage and is calculated based on your unit's square feet. - Starting with the utility bill you receive at the end of March 2024, items 2 and 3 will no longer be the 75% of the building's common area costs. Instead, both will increase to 100% of the building's common area costs. - To offset this increase, your monthly HOA will go from $0.98 per sq ft down to $0.96. |
In the end, the new process will not change what you pay for utilities annually.
