Common Space Projects
Update - June 12, 2020 - During the February 2020 annual homeowners meeting, there was informal/non-agenda item discussion to consider implementing projects, both infrastructure and amenities, sooner if feasible. The overwhelming majority of the attending Owners expressed openness to moving projects forward even if it required raising HOA fees. Thus, with accelerating key infrastructure projects, the Board is gathering bank loan information. Once we have bank loan information a notice will go out inviting Owners to join the Common Area Committee with a task to update, review and prioritize all the amenity projects The OT Board will review all projects with the proposed loan information. The final loan package proposal and proposed project list will be voted on by the Owners prior to any borrowing of funds.

Common Space Committee History. The Common Space Committee was formed March 2017 to address common space needs and to prioritize common space projects. The committee identifies and prioritizes projects; funding and final approval of the projects reside with the HOA Board and ultimately with the Owners (51%).
Lobby and Social Area First. The Common Space Committee developed a strategic plan to renovate and refurnish the lobby, social area, guest rooms, fitness center, and hallway carpet. OT secured a loan to cover only the renovation lobby and social area. A modest renovation was accomplished in the Fitness Center.

2. Guest Rooms Remodel: $50,000
3. Fitness Center Paint and Flooring: $10,000
4. Fitness Center Replace Equipment (Some): $8,000
5. Fitness Center Replace Equipment (Most): $45,000

The following are projects were recommended by owners, not part of the original list:
1. Contract for a professional comprehensive landscape plan (front and back) that incorporates drought-tolerant plantings, and improving accessibility (ADA.) Consider alternate uses for existing open spaces (for example, the lawn areas at each end of pool—any other uses for that space?)
2. Renovate pool bathrooms (make ADA compliant, upgrade, etc.)
3. Add bench to mail room and library area
