Common Area Sprinkler Project
​(June 2023)​

We have an operational common area fire sprinkler system in accordance with city code.  The Board thanks IB Hinton for establishing the installation contract. Having this behind us, ahead of the city deadline, is a huge relief for the HOA. 

Backflow Valve Replaced and Main Water Line Pipe Repaired

(June 2023)
Our aging backflow valve was replaced to code, and 3ft of the main water line into the building was repaired at a cost of $10,500.  Projects like these will come up with our 50 plus year old building.

 Completed Projects
Duel Power Panel (November 2021) - In support of the upcoming common area fire sprinkler install, we replaced our single feed power panel with a new and in code duel power panel.  

Elevators  (October 2021) -  Both elevators have new controllers and power sources. The interior of the cabs were updated to compliment the lobby.  Numerous other upgrades took place such as making the elevator mechanical room water tight and more energy efficient.  NOTE - The individual elevator door motors were not replaced because Shindler (our elevator support company) said they have 5 plus years of life remaining.

Building Roof (April 2021) -  The main roofing project is complete.  The edges and seams where the roof meets the mechanical room, utility air fans, and roof drains are now sealed  watertight.  

Pool (April 2021) -  Our pool was resurfaced, the coping and deck replaced and we now have all new electrical and plumbing.  Also the ramp from the building to the cabana area is now within code.

​Garage Roof (January 2021) -  Our new water tight roof is installed along with gutters and drains.  

​Balcony Maintenance (November 2020) - We had 30 units that needed some type of balcony ceiling/edge repairs.

Project Bank Loan Report and 10-Year Planning Document
We have the following two very informative planning documents:

1. Bank Loan Report.  Current loan (3) status that shows Original Loan Amounts and Loan Balances is available to any Owner upon request.
​
2. 10-Year Planning Document.  This document shows the following:
  • Future projects and high-level estimated costs (actual project cost are not firmed up until the contract is finalized.) 
  • Revenue from the HOA dues.
  • Expense of Bank Loan payments.​
As always, all of our budget information, including the above-mentioned reports and our monthly detailed balance sheets, are available for review upon request to Gwen.   The board is committed to full transparency of all budget information to the Owners.
