We are grateful we have an Owner who is donating new entrance signage. Here are the renderings for our Board and Common Area Committee approved Hildebrand entrance. Over the next few weeks please be cautious (or avoid) when entering off Hildebrand while workers are present.
Re-imagine the landscaping and amenities in front of the building and the pool area.
Overview.The grass areas out front and by the pool have a fungus that has seriously damaged the health and appearance of those areas. The expensive "cure" proposed by landscapers of replacing the soil and sod is costly; $10,000 for just the front (2022 bid.) Also, costs for ongoing maintenance of the existing landscape continue to rise. Rather than spending to re-establish what is there, we are exploring alternatives that will increase the usefulness, look attractive, and decrease costs of maintaining these areas, to include new entrance signage. Objectives. With a well thought out design, we can:
Reduce lawn maintenance costs (no mowing)
Add additional social areas around the pool
Use more efficient automated drip and soaker watering as needed
Beautify the area with water smart greenscape (flower beds, etc.)
Add new amenities such as owner gardening area
Once designed properly, we are confident the savings from reducing landscape company fees will pay for the entire project over a yet-to-be determined number of years.
Also, with the proper design we are eligible to apply for SAWS rebates. Once we come up with a landscape plan and have the funds identified, we will seek owner input.
Dog Run
You may have noticed that we conducted a test with the dog run. For numerous reasons, our dog run area has always had difficulty in growing privacy bushes along the fence. Rather than continuing to pay our landscaping company money to replace the bushes, Mike and Cesar replaced them with quality faux vine panels.
We are confident with the proper design for the entire property, we can greatly improve the look year round of the remainder of the front area and pool areas, and at the same time reduce the maintenance cost to the Owners.

Pool Area
Overview. Both grass areas to the East and West of our pool have a fungus. We have been advised that the "cure" is to remove the sod and some of the soil and replace with healthy soil and sod. The condition that caused the fungus is likely to return, thus requiring never ending replacement of the soil and sod, an unsustainable and undesirable situation.
Below are a few examples of how a landscape design can enhance the appearance and functionality of an outdoor space. We will work closely with the landscape designer to come up with a plan that works for our space and then send it out for Owner comments.
