Documents for the 15th Floor Hall Ceiling Spalling - 2022
Spring 2022. A1 Engineering inspected some spalling in the 15th floor hallway ceiling discovered when we opened up the ceiling for our fire sprinkler installation. A1 set up some crack meters and recommended as a first step that OT properly seal the Mechanical Room (directly above the 15th floor, also referred to as the Penthouse) from all water seepage.
Summer 2022.
- Drip Pan. New floor drip pan was installed under the water softener. Water softener salt no longer stored in mechanical room.
- Mechanical Room Floor. Winco removed all loose concrete around all exposed rebar. All exposed rebar was cleaned and a rust inhibitor was applied to the rebar. New concrete was then put on top of the exposed rebar to level the surface. Once those repairs were completed, Winco applied a two step epoxy coating (a Primer of - Nova Tuff 505 and Top Coat of Nova Tuff FC20) to the Mechanical Room Floor.
- Outer Door. A new mechanical room to rooftop access door was installed to mitigate water seepage from high winds.

2003-2005
Cutler-Gallaway Services. In 2003 Cutler produced the following attached report with remediation recommendation for the Mechanical room floor/15th floor ceiling. In 2005 the work was completed.
